How does the process work when selling my house to you?

The process is very simple. Provide information about the house you want to sell by giving us a call or completing the online form. If the house fits our buying guidelines, we will schedule a time to view the house. At our meeting, we will look in and around the house to determine what repairs might be necessary. With that information, we're often able to make an offer on the spot. If we make you an offer and everything makes sense, we will sign an agreement. After that, we'll open escrow with a local title company, so they can prepare the final paperwork. Once the paperwork is ready, we'll close escrow and you'll receive your sale proceeds.

Do you buy houses that need a lot of repairs?

Absolutely! Most of the houses we buy need repairs. So, don't worry about any level of repairs, or having to make any of the repairs before selling. We always buy property 'as-is' and can handle pretty much anything.

Do you buy houses that do not need any repairs?

Of course. If your house does not need repairs, don't worry, we buy those too.

How long does it take to get an offer?

We can usually make you an offer on the spot, once we see the house. If you're in a hurry, this can happen in as little as 24 hours if you are able to show the property or give us access to it.

How long does it take to sell my house and get the money?

If absolutely necessary, we can close in as fast as 3 days. Typically, we schedule closing for 2-3 weeks but are willing to set it to be whenever is convenient for you. So whether you want to close within a week or a month, we can usually accommodate you.

Are there any fees if I sell my house to you?

We do NOT charge fees to you to buy your house. We make our money with the investment, and not by charging you a commission.

If I request an offer from you, am I obligated to sell you my house?

Absolutely not! You have nothing to lose and it doesn't hurt to see what we can offer you for your house.

Will you buy my house if there is a tenant living there?

Sure! We're investors who buy, sell and rent Real Estate. So, if we come to an agreement and a tenant lives in the house, with or without a lease, we will still be happy to make you an offer.

How will you determine the value of my property?

Value is based on the condition and location of your property, and the terms of any mutual agreement we come to. We will pay you a fair price and WILL NOT low-ball you! Remember, a Realtor will list your house and HOPE to sell it, while you wait for an offer that may or may not come. And, you won't know how much you'll get until you get an offer, which may not meet your needs. As long as your home has not already been sold at auction, and you ACT FAST, we can probably help. We incorporate any back taxes, liens, overdue mortgage payments, etc. into our valuation in order to design a solution that best resolves those issues. If your property is going through the foreclosure process, we will do our best to stop the foreclosure and create an offer that preserves your credit, and hopefully puts some money in your pocket.
